A lot of people mistakenly believe that they are better off negotiating a deal on their own without an agent. The facts show that a large majority of the time, this just isn’t the case. Whether you are buying or selling, using a buyer’s agent can pay handsome dividends when it comes to your Portland real estate negotiation.

It’s a bonus, of course, that you don’t pay the commissions up front – your agents commission comes out of the seller’s proceeds and was no doubt figured into the price of the house. But the real benefit is that you can save significant money on the bottom line when the transaction is finalized.

Having an experienced professional on your side when you’re talking about a contract where large sums of money change hands is simply a good idea on its face. But add to that the potential boost to your financial position as a result of the expertise an agent can bring to the table and it should be an easy decision. There are just too many ways to loose money on a deal not to have someone who negotiations Portland real estate deals on a daily basis to keep the trains (and the signature pages) running on time.

Ever wanted to use your mobile phone to search for homes, but the interface was just too clumsy? Fear not, there’s a solution. It turns out that Portland real estate agent David Somerville has released a new iPhone app to do just that.

The application, which you can download in iTunes or directly onto your iPhone to sync later, is completely free: just enter the code 2370 to activate it.

Research has shown that about half of all mobile phone website browsing is performed on the ubiquitous iPhone. This is likely due to its desktop-like similarities in the browser experience. On the iPhone, the web browser is almost identical to the Safari browser you’ll find on all Apples. However, this tool takes the users experience one step further by offering the Portland real estate search functionality as an application rather than simply via Safari.

Overall, it’s a great little tool to search for Portland homes, and is sure to be a hit with younger buyers and business professionals in Portland who make up the bulk of iPhone users. Somerville will be offering more applications for other phone operating systems in the near future, including Android and Blackberry.

Elsewhere on the web: Check out this page featuring Somerville’s iPhone Portland homes search app in a discussion of mobile real estate search tips for real estate agents.

There are some great deals on Omaha real estate right now, but don’t expect them to last forever. With the redeployment of military personal from the various conflicts around the world, it seems safe to say that families will be setting up shop to raise their families and start civilian life.

With Offutt Air Force Base so close to Omaha, this is bound to have a significant impact on the local economy, bringing a new generation of leaders, entrepreneurs, and home owners into the mix for a vibrant community. How will that affect home prices? It’s hard to say, exactly.

Many real estate market watchers are looking for big growth around military installations nationwide. That seems like a logical outcome. If that indeed happens, right now could be the best time to make an offer on that piece of Omaha real estate you’ve been considering. The market’s had a tough hit since 2005, but buyers are starting to come back to the table. Let’s see if the pace picks up in Omaha as redeployments take places in the various branches of service.

Take the Mount Washington neighborhood of Northeast Los Angeles, for instance. Residents banded together long ago to create what’s called the Mount Washington Homeowners Association. This alliance citizens who care about their home values and community has added real value to home values in the opinion of local real estate pros like Ralph Guerin who sell Mount Washington homes.

One of the most interesting things this group of homeowners has done is to create an archive of the oral and written history of the area, going back quite a few years to some of the elderly residents who lived there in the early 1900s. This ability to preserve stories from the “exclusive” neighborhood (exclusive in the sense that it is desirable and supply is limited, but prices are still very reasonable) has given a real sense of community to residents and a heritage worth passing down to future generations.

Only a few minutes from Silverlake, Mt. Washington homes make a great place to live for those needing to commute to nearby Burbank, Glendale, or Pasadena. Of course, the freeways are close by for those who need to go a bit farther, but by all accounts, the quiet bedroom community makes a nice place to come home to at the end of the day.

Most buyers and real estate agents aren’t too sure, but they know it when they see it. With big runups in home prices during the last real estate boom, it would seem that just about anything could pass for a luxury home if you’re simply referring to affordability–or the lack thereof, to be more accurate.

Nevertheless, the luxury home market is probably best defined locally and relatively, rather than in absolute dollar amounts. Why? Because a million dollar home in Oak Park, while fitting into most of our definitions of the word “luxury,” is less so than, say, a million dollar New Mexico home. This is due to local factors such as the economy, the job market, supply and demand for homes in particular neighborhoods, etc.

Taking a look at Oak Park, California home prices, we find a full 30% of homes in Oak Park are listed over $1 million dollars currently. These are definitely a part of the luxury home market, to be sure. However, if we focus in on homes in the top 5%, we’ll find prices in this luxury home bracket to be over $3 million.

If you’re interested in getting your hands on a bargain in this market, there are some great deals on new San Antonio homes out there from the home builders. Many San Antonio custom home builders are interested in making deals with buyers, especially if the buyer has a buyer’s agent who knows the various buyer’s incentives and can use them to vigorously represent the buyer’s best interests.

Buying a home when it’s newly built makes a lot of sense for many people in the market. Of course, they always have the option of buying older homes and fixing them up, but that has the potential for draining their budget with costly repairs and a long list of things to do after closing. When buyers purchase a new home, they generally have a much higher level of satisfaction with their decision to buy the house than those who opt for older houses. Why? There are some good reasons.

Cut the hassle, you don’t need it

If you don’t want to have to deal with hassles like replacing old carpet, repainting ceilings, and waiting for a contingency clause to pan out (believe me, that can take awhile and is a major deal-killer), then you need to consider purchasing a new home rather than a pre-existing home. Since the home builder has done this process many times before, chances are pretty good it will go easily and quickly. However, with private party transactions, you are much more likely to run into painful delays and costly missteps along the way to your closing.

Buying a new home caries less risk than buying from a private party

When you invest in a new home, there is often less risk of getting burned by unforeseen expenses or repairs because you are negotiating with a reputable company with many other homes and communities in most cases. In fact, you really just need to walk down the street and get feedback from other buyers. You’ll instantly uncover the quality of the home, the builder’s reputation, and hopefully, the amount of confidence you can have that you’re getting a quality home. If you don’t want to have to worry about a hidden repair you might be forced to deal with later, then buy a new home.

If you’re smart, you can avoid all these negatives if you consider investing in a new San Antonio home.

While the Portland downtown provides a unique fast-paced lifestyle for urban professionals, Portland also has some great outlying suburban neighborhoods that are perfect for families that aren’t keen on living in the heart of the city center. Living in the outlying cities around Portland still allows easy access to downtown employers and entertainment, but in communities are more in line with comfortable American suburbia–i.e., gated communities, four car garages, and a Walmart within a few miles.

Some of the more popular places to live around Portland are Lake Oswego, West Linn, Beaverton, Hillsboro, and Tigard. All of these locations offer great Portland real estate home values and comfortable living for the family interested in moving to the Portland area.

Lake Oswego

Lake Oswego sits just west of the river, and was the site of a booming iron industry in the 1800s. Now it is a an upscale community just south of Portland. The commute is only about twenty minutes or less from the Portland downtown, and Lake Oswego boasts a country club lifestyle.

West Linn

About 20 minutes due south of Portland, West Linn is a small town of about 25,000 residents. It is a picturesque town, and sits adjacent to Oregon City. West Linn merged with several other cities over the years, including Willamette, Bolton, Multnomah City, Sunset City, and West Oregon.

Beaverton

Beaverton, OR is a town just 20 minutes west of Portland near the intersection of State Highways 217 and 8 (Southwest Canyon Rd). The quiet bedroom community site in the picturesque Tualatin River Valley, and has a population of over 86,000, making it the sixth largest in the state.

Hillsboro

For those wanting to live on the edge of town, Hillsboro may be the best choice of places to live. It sits about half an hour west of Portland, but is conveniently located off of Highway 26. The location provides Hillsboro residents easy access to the outdoors right outside its doorsteps as well as the benefits of proximity to Portland.

Tigard

The city of Tigard, Oregon is about 15 minutes from Portland to the southwest. Tigard is a great place to live, with plenty of family-friendly affordable neighborhoods to choose from. The town has about 45,000 residents and boasts a quaint downtown district that is a popular place to grab a coffee and chat with friends and neighbors.

A new site covering the new home market of San Antonio, Texas has launched with a directory of San Antonio home builders and information about available builder incentives. Many home buyers aren’t aware that builders are offering discounts and incentives for purchasing new San Antonio homes from their communities.

Kurt Hudspeth, a San Antonio real estate agent specializing in San Antonio’s vibrant new home market, makes a career out of following the local and national home builders with communities in the area. The niche specialty allows him to gather a great deal of information about San Antonio builder incentives and give his clients the advantage of choosing from available deals being offered.

As a buyer’s agent, Hudspeth vigorously represents the interests of his clients, often negotiating deals that would be unavailable through normal sales channels. As a results, his clients enjoy access to a greater variety of potential homes to meet their family’s needs than they might find elsewhere, and they are more likely to find new homes that fit their budget.

Why home buyers should use local real estate sites When it comes to searching for homes for sale, it is absolutely essential to use the best tools for the job. While name recognition and a big marketing budget help drive people to the big national real estate sites, those people don’t know their home search efforts are being hurt by poor data.

Too many house hunters start by looking at the big national sites for property, but that is not generally the most complete source of real estate listing data. National real estate sites frequently confuse their visitors with stale listing data that is sometimes months or years old–properties that aren’t available and haven’t been for quite some time. Worse still, some listings that are on the market will not be show on the site.

This can be a big frustration to home buyers searching for homes. For instance, if a buyer is searching for Portland homes for sale, but is spending hours each day looking on a national site for Portland real estate, they may be wasting hours of their precious time with incomplete or outdated data. Suzy Homebuyer finally thinks she found the perfect home for her family, shares the listing with her husband, and makes contact with a Realtor® about the listing, only to find that the listing was sold or removed from the market six months ago.

This is quite common, actually – and there is a lot of debate among professionals about how realty data is stored and disseminated on various sites. The old listing benefited the real estate website owner who got a lot of traffic on the site as result of the stale data. It also benefited the agent who advertised on the site and sent the buyer to inquire about the listing. But the end user certainly wasn’t benefitted.

The best way to make sure you are not wasting your time by search for Portland homes or any other real estate is to make sure you are searching on a local site, not a national one. The fact is that there isn’t a service available that reliably displays listings on a national scale in a fresh and timely manner – but there is a local technology for doing it. It’s called the Multiple Listing Service (MLS), and a real estate agent who is a member can provide you with access to search the complete MLS database of homes for sale – and they will be fresh, accurate listings. It’s just a matter of using it.
